With a mild winter, did the spring market start early this year in Worcester County real estate?
It was a really busy winter. The number of properties that closed in February 2012 was about 25% higher than Feb 2011. Last January I remember climbing snowbanks as high as my SUV to show vacant homes. This year was so mild that I could have worn flip flops in January (not that I would).
Is it still a buyers market?
The buyers still think it is, but we're seeing allot of properties getting multiple offers in a short time. It is definitely turning around.
What price point seems to be selling the best right now?
There are a lot of people buying their first home. The $150,000 to $275,000 range is very active with them. There are a lot of investors buying properties in the lower price ranges to fix up and re-sell, or hold and rent.
Is inventory still very low?
About 6 weeks ago, Inventory was down about 10% from last year but it's now about even in this area. Lots of people put their homes on the market in the springtime.
Tell us one of your worst nightmare stories in a real estate transaction?
Why did you get into real estate?
I was working for a large corporation & was not happy. A friend of my Father’s was opening a real estate office in Shrewsbury with a concept that was new to Massachusetts: they only represented people buying real estate. I liked the idea, and jumped in. We were the first Buyer’s Agents in the area
Tell us a story about something a client did that was really terrible? For instance, have a party the night before an open house.
I had one seller client who would not clean her basement & put a sign on the door saying “BIG DOG DO NOT GO DOWN HERE”. Another seller client used to put a big furry tarantula on my shoulder when I went to show his house to see how long it would take me to notice. (it was only funny the first time). Another client switched cabinet knobs before closing hoping a buyer wouldn’t notice (they ALWAYS do).

That’s a good question. I really don’t have one role model. I have known many great people & learn from all of them.
Advice for the next Dave Stead in Worcester County real estate?
Surround yourself with successful positive people and you’ll enjoy your work. Always think of the client’s needs first.
